Choosing a system

What is the best hot water system for an Adelaide home? There is no single best. Gas continuous flow suits homes on mains gas with back-to-back showers. A heat pump is the usual answer when an electric tank has to be replaced and there is room outside. Solar works well with a clear north-facing roof and a household planning to stay. The right choice depends on your house, your household's hot water use, your tariffs and the rules for your home. Our comparison guide works through it.

What size do I need? It depends on how many people live in the house, how many showers run at once, and whether you have a large bath or spa. As a rough idea, small households can manage with a smaller tank or a lower flow rate, and larger families need more. Ask the contractor to size it from your household's actual use rather than just copying the old unit.

Storage or continuous flow? Storage systems keep a tank of hot water ready. Continuous flow systems heat water as you use it and never run out, but need enough gas supply and a power point. Each has its place.

The South Australian rules

Can I replace my electric hot water system with another electric one? Often not. South Australia's water heater requirements, in place since 2008, mean that in many existing homes a failed electric storage heater must be replaced with a low-emission option — a heat pump, a suitable gas unit or a solar system. There are exemptions for some situations, which depend on things like the type of dwelling and whether mains gas is available. The Office of the Technical Regulator publishes the current requirements, and your plumber should check them before quoting.

Do I need council approval? A straightforward replacement generally does not need development approval. Heritage-listed homes, character areas, and roof collectors visible from the street can be different. If you are unsure, check with your council before work starts.

What paperwork should I receive? A certificate of compliance for the plumbing and any gas work, the manufacturer's warranty details and the installer's own terms. Keep them together.

Incentives

Are there rebates for hot water systems in Adelaide? There have been. Eligible heat pumps and solar water heaters can create small-scale technology certificates under the federal scheme run by the Clean Energy Regulator, and installers usually take the value off the price. South Australia's Retailer Energy Productivity Scheme has also supported discounted upgrades through participating energy retailers. Amounts and eligibility change, so check the current position with the Clean Energy Regulator and the SA Government, and ask for any discount to be shown as its own line.

Strata and rentals

I live in a strata unit. What do I need to do? Check the by-laws and whether the system belongs to your unit or the building. Changes to external units, positions or common property usually need the owners' corporation's approval.

I rent. Who arranges the repair? Tell your landlord or property manager. In most rentals, repairing or replacing the hot water system is the landlord's responsibility. Consumer and Business Services has information on urgent repairs for tenants in South Australia.

Repairs and maintenance

My relief valve is dripping. Is that normal? A small amount of discharge while a storage tank heats can be normal. A steady stream or constant running is not. Never cap or block the valve. See our hot water repairs page for more.

How do I look after my system? Follow the manufacturer's maintenance advice. For most storage tanks that includes gently operating the relief valve lever periodically, and having the anode checked. Keep the area around heat pumps and gas units clear.

Common questions

Before you book: the usual questions

How can I tell how old my hot water system is?

Look for the data plate or compliance label on the unit. It usually shows a manufacture date, or a serial number that encodes the date. The installer's sticker or paperwork may show the installation date.

What temperature should my hot water be?

Storage tanks need to keep water hot enough to control bacteria, generally at least 60°C. Hot water delivered to bathrooms in new and replacement installations is generally limited to a lower temperature, commonly 50°C, by a tempering valve. A plumber can confirm what applies to your installation.

Who regulates plumbers and gasfitters in South Australia?

Licences for plumbing, gas fitting and electrical work are issued through Consumer and Business Services. The Office of the Technical Regulator oversees technical and safety standards for gas and plumbing work. You can check a licence on the CBS website.

Do I need to be home for the installation?

Usually someone needs to provide access, confirm the position and see the system running at the end. Arrange the details with the contractor.

Can I install a hot water system myself?

No. Installing a water heater is plumbing work, connecting gas is gas fitting work, and connecting an electric unit is electrical work. Each needs the appropriate licence in South Australia.

What is a sacrificial anode?

A metal rod inside many storage tanks that corrodes instead of the tank lining. Once it is used up, the tank itself starts to corrode. Having it checked and replaced at the interval the manufacturer suggests can extend the tank's life.
